Course Overview – What Will Be Covered
The Commission REI combines theory and practical methods to prepare students to build a successful real estate investment business. Students gain an in-depth understanding of investment strategies, techniques for acquiring distressed properties through foreclosures and short sales, practical skills in marketing properties, building professional networks, negotiating contracts, and making sound investment decisions. The course provides a solid foundation in business operations, financial analysis, legal compliance, and entrepreneurial skills essential for building generational wealth. Students complete the program with their own LLC and the knowledge to launch their real estate business immediately.
 
12-Week Curriculum:
•    Week 1: Course Overview; Real Estate Investing Foundations
•    Week 2: Business Legal Structures & EIN Registration
•    Week 3: Real Estate Career Paths (Flipper, Landlord, Wholesaler, Real Estate Agent, Real Estate Broker)
•    Week 4: Wholesaling and Assignment of Contract
•    Week 5: Titles, Contracts, and Closings
•    Week 6: Neighborhoods to Target & Investment Analysis
•    Week 7: Types of Sales (Auctions, Probate, Loss Mitigation)
•    Week 8: Determining Purchase Price and Locating Cash Buyers
•    Week 9: Strategies to Sell a Property (Flat Fee Commission, MLS, Social Media, Bandit Signs)
•    Week 10: Research and Acquisition 
•    Week 11: Develop Your Advisory Team (title agents, accountants, financial advisors, real estate agents, attorneys)
•    Week 12: Connecting with Outside Contractors & LLC Formation

Student Outcomes
By the end of this program, participants will:
•    Identify various real estate careers and their specific roles, including flippers, landlords, wholesalers, real estate agents, and brokers.
•    Understanding of different business legal structures, including LLCs, corporations, S corporations, and other entity types.
•    Execute the wholesaling process and complete an assignment of contract.
•    Analyze neighborhoods to determine where to invest.
•    Evaluate the profitability of different types of real estate sales, including property auctions, probate processes, and other acquisition methods.
•    Develop marketing strategies for selling properties.
•    Build and sustain a professional network by connecting with real estate advisors, contractors, and other key industry professionals.
•    Launch a real estate business with legal compliance and financial literacy.

Course Requirements and Support
•    Complete three assessments with a minimum score of 80%.
•    Virtual office hours: Every week - Tuesday, 9am-10am Thursday, 5pm-6pm.
•    Instructor responds to emails within 24-48 hours. No prerequisites required.
